Understand HUD’s HOPA Exception to Stay out of Legal Trouble

The federal Fair Housing Act protects familial status but seniors lobbied for an exception back in the 80s, known as the Housing for Older Persons Act (HOPA). In the subsidized market there are ‘senior and disabled housing’ projects funded by HUD and Rural Development offices; but among private, market-rate housing there are only two legal definitions for designated senior housing. If you own, manage, or advertise a market-rate property as a “senior community”—or have family member living in a senior or retirement community—you should be intimately familiar with HUD’s HOPA exception. It will help you stay out of legal trouble.

Get crystal clear on HUD’s HOPA exception and how to avoid legal jeopardy in this power-packed webinar by fair housing advocate Jo Becker. Becker will delve into the particulars of HOPA—how the exceptions are defined, what’s required for continued qualification, and what’s allowed and not allowed. She will review both the Fair Housing Act’s familial status protection and the HUD Q&A resource document on HOPA, and explain the key requirements for sustained qualification and common violations.

This is an essential session for anyone who owns, manages, or has family members who live in senior or retirement communities—be they apartments, manufactured home parks, condos or other planned communities.

After attending this webinar, you will be thoroughly familiar with the ins and outs of HUD’s HOPA exception. You will also know what you can/can’t do so that you can avoid getting into legal trouble.
